Policies:

Check in Time is
from 2pm to 5pm. Must call the day before to make arrangements for "check in" if arriving after 5pm. A fee of $25.00 will be assessed for arrivals after 5pm without prior arrangements.

Check out time is 11am.

Minimum 2 night stay except for Holidays and Peak Seasons which is a minimum of 3 night stay.

Children are welcome and children UNDER 1 year old are free.

No Smoking permitted inside any lodging facility. If you smoke outside, Throw your cigarette butts in the cans not on the Grounds.
-
No use of 3 or 4 wheelers on property.
-
No use of FIREARMS, BB/Pellet Guns, illegal drugs, and underage drinking on property.
-
No tents and only registered paying guest allowed on property unless preapproved.
-
No motorized vehicles on the grass. All vehicles must stay in the parking area or on roads.

Must be Quiet after 10pm

A fee of $30 will be charged for any date changes or for switching lodging facilities. Changes must be made 14 days prior to arrival date or it will be considered a no show and full charges will apply.

One night's deposit is required on all reservations with a Visa or MasterCard
-
A guest registration form must be filled out and faxed to the office or brought with you at the time of check-in. There will be a cleaning fee added to your credit card if the cabin/house is not left clean after you leave.

14 days notice prior to arrival date for a refund of 50%

No shows will be charged for the entire length of stay.
Deposit will
be forfeited as a result of any of the following:
- Deposits and Charges WILL NOT be REFUNDED as a result of any of the following:
- Less than 14 days notice of cancellation
- Occupant checking out prior to the end of the reserved time.
- Canceling because of the weather unless roads are closed
Other Helpful Information
• Only AT&T cell phones will work in Utopia. Waresville and Cascade Creek are the only two homes with a phone inside the house. You may want to bring a phone card with you if you do not have AT&T cell service.
• Utopia is a dry county. You can buy beer and wine in Sabinal, Leakey, and Tarpley. Hard liquor in Hondo, Uvalde and Kerrville.
• Map quest and other websites DO NOT give accurate directions to Utopia. See the "map/directions" or "contact us" links on the website for directions to the office. After paying the balance at the office when you arrive, you will be given keys and a map to the cabin/house that you are staying at.
• Guests need to bring with them FOOD, DRINKS/COFFEE, CONDIMENTS, CHARCOAL & LIGHTER FLUID, TOILETRIES(soap,shampoo etc), WOOD, BEACH TOWEL, and a LAWN CHAIR for the river. There is lawn furniture at the cabins/houses but not for the river. One might also want to bring River Shoes, Sunflower Seeds, Sugar for Humming Bird feeders, Bug Spray,Sun Screen, and a Flash Light.
• All cabins/houses have AC/Heat, a full size refrigerator, stove, microwave, coffee pot, dishes, utensils, pots and pans, and basic kitchen ware. We also supply a roll of paper towels, dish detergent, one roll of toilet paper in each bathroom, and one trash bag. You are encouraged to bring extra trash bags and toilet paper with you.
• You should know that Utopia has a gas station, small grocery store, medical clinic, and several places to eat. Uvalde, Hondo, and Kerrville all have a Wal-Mart, HEB, Restaurants and Hospital and are about a hour drive away.
